QUALITIES OF THE MODERN DAY REALTOR


We are fast approaching one of the busiest real estate seasons, Spring.  If you are planning to move this year January is a great month to start thinking hard about what lies ahead for you.  For sellers it's a great time to start interviewing realtors and begin on some home improvements to get your place showroom ready!  Buyers don't have to get anything showroom ready but it's also a great time for them to interview some realtors and build their team because as more and more properties come on the market buyers want to be ready to pounce!  So what skills should your realtor have or what attributes could make them stand apart from others?  Here's a list of some qualities you should look out for:

1.) Professsionalism:  all real estate transactions are a big deal.  You want to feel comfortable and confident that your realtor will represent you well and is professional not only with you but with cooperating realtors, buyers and sellers.  Professional = Expert and specialized knowledge in field which one is practicing professionally

2.) Market Knowledge:  he/ she needs to know what's going on in the market.  Is it a buyers market, a sellers market, how long are properties staying on the market these days, what are similar properties selling for and what will you be competing against?

3.) Product knowledge:  whether it is a strata titled property or a single family home, your realtor needs to understand what it takes to sell it.  They should have a good understanding of the workings of apartments, strata councils and houses.  This will come in handy to forsee issues that could arise throughout a transaction or possibly catch something early on so it doesn't become an issue.

4.) Price and Strategies:  What's it worth and how do we get that price?  More often than not there are usually a few different pricing strategies to consider whether buying or selling.  What strategy you use will vary depending on the circumstances surrounding the property.  It's up to your realtor to show you how the property stacks up against it's competion and what has recently sold.  They also need to know what features can add and take away value. 

5.) Explaing Contracts & Forms: if you are unclear about anything, you want to make sure it can be explained to you so you know exactly what you're saying, asking and agreeing to in the contract you're signing.

6.) Negotiating:  Get the deal done!  Ask your realtor how they present and receive offers and how they work with cooperating realtors.  There are a lot of things that can be done to try and help a buyer and seller reach an agreement.

7.) The Posse:  Who does your realtor work with?  Are they able to help you build your team with a mortgage broker, inspector, lawyer or notary public and handymen?  On the selling side, do they use to photographers, videographers and printers to help showcase your property?

8.) Everything has a place and everything should be in it's place: everyone will need to be organized and it should be the job of your realtor to keep things running smoothly.  From working with schedules to organize showings, to managing professionals (home inspectors, lawyer, etc.) that need to be hired, to managing all the paperwork and contracts throughout a transaction.

9.) SHHHHH!:  Does your realtor even know what exactly you're tyring to accomplish through your sale or purchase?  Do they know what is important to you?  Hopefully they are listening to you.

10.) Scent:  chances are you'll be spending a fair amount of time with your realtor so let's hope they smell good ;)
