IS STAGING WORTH IT?


Home Staging is often referred to as the ‘lipstick & rouge’ of Real Estate marketing. It’s not going to cover up major flaws, but it can make your home look newer, cooler, and even bigger. And, yes, if staging is done right, it WILL help your property appeal to more buyers.

 
One of the biggest benefits to home staging is its impact on marketing materials.  A well-dressed space photographs well and is much easier for prospective buyers to envision when browsing online or in print materials. Thus increasing the amount of prospective buyers! In fact, a survey by Coldwell Banker Real Estate Corp found that staged homes spend half the time on the market than non-staged homes.



Believe it or not, an empty house can actually seem smaller than a staged one. A properly staged home or condo makes use of the space, has a flow and gives each room a purpose. Transforming a spare room (that is currently being used as a junk space) into a beautiful guest bedroom adds value and helps prospective buyers see their options.


Staging is especially important in a buyers market, when getting an edge over competing listings is essential.  Buyers will certainly take the time to compare properties, and if yours is beautifully staged -  it will stand out. And if it stands out, it has a much better chance of selling.
 



Finally, (and arguably most importantly) staging has been shown to have an impact on the sale price of your home. Home Staging Resource conducted a survey of 4,200 homes in 2018 (primarily in the USA), and found that 85% of staged homes sold for 6-25% more than unstaged homes in the same market. Additionally they found that 68% of staged homes sold for at least 9% more than their unstaged comparables.
 


From decluttering, to a full on professional staging there’s a range of options when it comes to preparing your home for sale. With potential benefits like a fast sale and a higher price, it is important to weigh your options and take and approach that suits you and your property.
